The project began with addressing the condition of the building and the elements most likely to affect long-term reliability. Targeted roofing and rainwater goods works were completed to improve weathering performance, supported by clearance and enabling measures that reduced blockages and helped prevent future water-related issues. Where ventilation and edge details required improvement, upgrades were incorporated to support healthier roof void conditions and reduce moisture risk.

Internally, the focus was on improving how the building functioned and felt, with alterations and upgrades designed to modernise key areas without disrupting the character of the environment. Redundant layouts and details were rationalised, finishes were renewed where needed, and carpentry and making-good works were carefully integrated so the updated spaces felt cohesive rather than “patched in.” Safeguarding considerations were also built into the approach, particularly around windows and upper-floor accommodation, ensuring the environment supported safe occupancy.

Wet areas formed an important part of the upgrade programme, with improvements aimed at hygiene, durability, and ease of maintenance. Legacy fittings and tired details were removed and replaced with more robust solutions, with refreshed finishes that are better suited to frequent cleaning and long-term use. The surrounding areas were redecorated and blended to keep consistency across the accommodation.

Alongside the refurbishment works, compliance upgrades were delivered to strengthen life-safety standards across the building. Fire alarm improvements and associated protection measures were coordinated with the building works so interfaces were properly sealed, penetrations were treated correctly, and the final result met expectations not only in appearance, but also in technical performance.

Externally, the works improved both presentation and practicality. Drainage and access details were enhanced to support safer movement and better management of surface water, while boundary and garden elements were upgraded to create a tidier, more controlled site environment. The combined effect was an uplift that felt considered and complete, rather than isolated repairs.

The completed programme has provided Coppers Beeches with a more resilient, safer, and better-presented environment. By aligning building fabric repairs, internal upgrades, compliance measures, and external improvements into one coordinated delivery, OTL Group improved performance across the site while maintaining a consistent finish and a clear standard of quality throughout.
