OTL Group was appointed to deliver a programme of refurbishment and compliance upgrades at High Tor, improving the condition, safety, and overall usability of the property to support its role as supported living accommodation.

Early works focused on stabilising the building and addressing fabric items that could impact long-term performance. Targeted remedials were completed to the roof and rainwater goods, including clearance and repairs to reduce the risk of water ingress and improve weathering. These improvements provided a solid base for the internal refurbishment works and helped reduce future maintenance pressure on the property.

External upgrades were delivered to improve access, safety, and site presentation. Drainage repairs and improvements were completed to manage surface water more effectively, alongside localised repairs to external hardstanding areas. Boundary and garden safety features were also improved through fencing and railings works, helping create a more secure and controlled outdoor environment for occupants and staff.

Internally, the refurbishment focused on renewing finishes and improving functionality across key rooms and circulation spaces. Flooring upgrades and associated preparation works were carried out, alongside ceiling alterations to coordinate building services improvements. A redecoration programme was delivered across affected areas, with targeted carpentry and making-good works completed to ensure the finished environment felt consistent, durable, and well presented.

Mechanical and electrical upgrades were integrated to support the refurbished property and strengthen long-term reliability. Works were coordinated to align with the needs of a supported living setting, improving the performance of the internal environment and ensuring building systems, fixtures, and fittings were appropriately upgraded and reinstated as part of the overall programme.

A key focus of the project was improving internal safety and compliance in a way that supports a residential care setting. Fire protection measures and associated safety upgrades were incorporated throughout the property, alongside coordinated commissioning and close-out documentation. The result is a more resilient internal environment that supports safe occupation, clearer management of risk, and improved overall building performance for ongoing use.
