OTL Group delivered a full refurbishment programme within Dunnock View, a secure mental health hospital in Essex. The works enhanced safety, comfort, and long-term performance through upgraded accommodation, improved communal environments, and comprehensive building services renewal, aligned to the needs of a high-dependency setting.

The refurbishment included the delivery of 40 bedrooms with new en-suite wet rooms, alongside refreshed living areas and communal rooms. The scheme focused on improving layouts, finishes, and functionality across resident and staff-facing spaces to create a consistent standard throughout the hospital.
Core infrastructure upgrades formed a major element of the programme, including a full rewire and the installation of new HVAC systems. These improvements strengthened reliability, comfort control, and overall building performance, coordinated with the refurbished layouts to support operational requirements.
Safety-led specification was embedded across the project through the use of anti-ligature and anti-barricade products. Secure doorsets, ironmongery, and associated detailing were selected to reduce risk, support staff oversight, and improve robustness in high-risk areas.
Stakeholder engagement formed a key part of delivery. OTL hosted public engagement activities and maintained regular communication with councillors and local residents. Social value initiatives included a jobs fair, recruitment of five local staff, workforce upskilling, and a waste strategy that diverted 97% of materials from landfill.
OTL’s proposals supported the client’s programme and budget objectives, completing the works one week ahead of schedule while achieving cost efficiencies. The refurbished hospital now provides a safer, more resilient environment designed to support therapeutic care and long-term operational performance.
